Real Estate Opportunities: Q3 2026
Real Estate recruitment rebounded during the third quarter of 2026 following a quieter Q2, although activity remained below the particularly strong levels recorded at the start of the year.
Thirty-eight Real Estate vacancies were active during Q3, compared with 31 during Q2. 22 new roles were advertised, up from 16 in Q2, but below the 28 new opportunities recorded during Q1.
The breadth of recruitment was also notable. Nineteen firms opened at least one new Real Estate vacancy during Q3, compared with 17 during Q1, suggesting that while the volume of new roles was lower than at the start of the year, hiring activity was spread across a slightly broader group of firms..
Below we look at the firms that were advertising roles during the quarter, the vacancies they advertised and how those opportunities evolved between July and September.
Executive Summary
38 Real Estate vacancies were active during Q3, up from 31 in Q2 but below the 41 recorded in Q1.
22 new roles were advertised, compared with 16 in Q2 and 28 in Q1.
26 firms advertised at least one Real Estate vacancy during Q3.
19 firms opened at least one new vacancy, compared with 17 in Q1.
17 vacancies remained open entering Q4.
Six vacancies were suitable for newly qualified lawyers.
*This review is based on recruitment activity across the 80 law firms that form the basis of the Rackle Legal Hiring Index. These firms comprise UK international, US and City/regional firms that consistently account for around 80% of the associate and PSL roles advertised directly in the London market, allowing meaningful trends to be identified.
Recruitment Activity
Sixteen vacancies had already been live entering the quarter and a further 22 new roles were advertised between July and September, resulting in 38 vacancies being active during Q3.
Twenty-one vacancies closed during the quarter, leaving 17 being advertised entering Q4.
Compared with Q2, active vacancies increased from 31 to 38, a rise of around 23%.
More importantly, the flow of new opportunities increased from 16 to 22, an increase of almost 40%.
The breadth of recruitment also changed materially. Twenty-six firms advertised Real Estate vacancies during Q3, compared with only 15 during Q2.
Taken together, the increase in new roles and the larger number of firms participating in the market suggest a broadening of Real Estate recruitment activity during the quarter.
Vacancy Duration
17 Real Estate vacancies remained open entering Q4. Of these:
13 had been advertised for three months or less.
1 had been advertised for between three and six months.
3 had been advertised for six months or more.
Around 76% of the vacancies entering Q4 had therefore been advertised during the previous three months.

Level of Opportunities
Real Estate stood out from many other practice areas in terms of opportunities available to newly qualified lawyers. Six vacancies during Q3 were suitable for NQs.
As with many practice areas the majority of roles were suitable for lawyers between two and five years' PQE, while there were a few roles that focused on lawyers with seven or more years' experience.
One PSL / Knowledge vacancy was also active during the quarter.
Which Firms Were Recruiting?
Recruitment activity was spread across a broad range of firms. 26 firms advertised at least one role and of the 19 firms that advertised a new role:
10 were City/regional firms.
7 were UK international firms.
2 were US firms.
The analysis focuses on firms that advertise vacancies directly through their careers pages. Some firms, particularly a number of US firms, do not advertise their roles on their career pages and therefore cannot be analysed using longitudinal vacancy data. This report should be viewed as an analysis of the advertised Real Estate market, rather than a complete picture of Real Estate recruitment in London.
The Rackle View
Real Estate recruitment strengthened during Q3, but the wider 2026 picture suggests this was more of a rebound from a quieter Q2 than a sudden acceleration in demand.
Twenty-two new vacancies were advertised during Q3, up from 16 in Q2, but below the 28 new roles recorded during Q1. Similarly, 38 vacancies were active during Q3 compared with 41 at the start of the year.
What was particularly notable was the breadth of recruitment. Nineteen firms opened new Real Estate roles during Q3, compared with 17 during Q1, suggesting that demand remained relatively widely distributed across the market even though the overall number of new vacancies was lower.
City/regional firms were particularly prominent, accounting for 10 of the 19 firms opening new roles.
Real Estate also continued to stand out from many other practice areas in the availability of junior opportunities, with six vacancies suitable for newly qualified lawyers.
Overall, the Q3 figures suggest that Real Estate recruitment recovered after a softer Q2 and remained active across a broad range of firms. The key question for Q4 will be whether that momentum is sustained and whether activity returns towards the stronger levels seen at the beginning of the year.
